This graph shows how much of the current active listings (as a percentage) are being absorbed (or sold) each month for all of Skagit County. For instance, if there are 1,000 active listings and 100 of them sold in a given month, the rate of absorption would be 10%. Therefore, 10% of the market is being sold in that given month. We use pending sales instead of sold sales. Why? Because pending sales show what is happening right now, in that given month. Sold numbers show what happened a month or two before. Sure, some of the pending sales will fail to close, but it still shows the amount of buyer activity in the market.
